Advocacy Update: TRREB Urges Markham to Approve Four Units Per Lot

TRREB’s Government Relations Committee North Working Group is urging the City of Markham to approve a proposed policy to allow up to three additional residential units (ARUs) — such as garden suites, laneway suites, and basement apartments — on lots zoned for single-detached, semi-detached, and townhouse dwellings, enabling a total of four units as-of-right. This aligns with Markham’s pledge to meet its commitments under the Housing Accelerator Fund agreement with the federal government to allow 1,640 new units over three years to increase gentle density in existing neighbourhoods.

In a recent letter to Markham’s planning officials, TRREB urged stronger collaboration, and highlighted examples of successful measures adopted in other municipalities. We encourage Markham to adopt similar measures, such as fee waivers and clear guidelines, to avoid delays and ease buyers’ costs.

TRREB also met with Markham officials to support efforts to streamline approvals and help bring new housing to market faster. We are pleased to see that Markham is taking positive steps toward relaxing its zoning by-laws and encourage the City to move forward with this initiative to create a more inclusive, affordable, and sustainable housing market.
